    Good Morning friends,

    I had been an extremely active cheongsters for many many years. Now I died down a lot and am happy with current “companions” whom I limit to a few.

    Seems that there are many young men/guys/nsfs here who are bent on getting girls of their dreams but cant. So I would like to share my personal real-life observation about my own life and reseach. No bullshit for sure and it borders on my personal experiences with chicks in Singapore.

    Before I entered NS, I was really poor. I had quite a difficult times hooking up girls. For sure it was because like 90% of the guys here, I am not good looking for sure. However, I still manage to hook up about 50 local gals, not FLs mind you, through various channels. IRC, friends recommendations and then follow up.

    Those were the times where there were no HPs, no sms, No msn, no friendsters or whatnot and all these silly craps. Therefore, getting to kao gals was damn hell more difficult than now. No such thing as sending msn to kao girls so that you can hide behind your PC.

    The fact that I still manage to lay down some girls, of which 5-10 are virgins who are basically in their late 20s or even early 30s, shows that u can still up girls despite not having the wealth factor. However, wealth factor is a crucial one though. You need to have that, not for the gals but for yourself, your family if u decide to settle down.

    When i focus more on my career, suddenly found that it is THAT easy to hook up ladies ( OLs, Air stew etc ) when u are rich.

    You basically dont have to invest in a MERCs or BMW to spoil your budget. Cos these are depreciating assets. You buy and after sometime when your statements come, you cry. So whats the point? However, must agree this is important.

    Save enough money. Eat less good food. Dont watch movies or go shopping. Save money for 5-10 years and work like a dog.

    Buy your first commercial properties ( factories / offices etc )

    then use the money, rent out, buy a few other commercial properties.

    Girls know already, will go gaga. Why? Let me elaborate.

    Buying commercial units is definitely not like buying a 5-room HDB. HDB, well, u can use CPF to buy. After working for 5-10 years in the civil service for example, who the hell wont have money to buy HDB??? CPF is forced saving. Therefore, any tom dick or harry can buy. No gals will be impressed if u were to tell them that you own one bloody small 3 room flat and paying S$800 monthly instalment per month through…. CPF. *shake head*

    For commercial units, a 30% deposit will mean a hefty S$100,000 in COLD HARD CASH fo sure. You cant run away from this. You cant run away by using CPF to pay. The government will ask u to Fxxx off. Tell me, how many guys in Singapore have the ability to come up with S$100k in cold hard cash multiply by the number of office units he has purchased? Very Very limited. I can tell u that many BMW guy owners who are in their early 30s slogged like donkey to pay off their BMW but at the end of the day, they faced a depreciating car without much value. They dont see the returns.

    When u got your own offices and when rentals start reaping in after years, then u can go for better cars. If not, a normal vios or lancer will do, esp with the hefty petrol rate in singapore.

    But dude, you must be humourous. Gals should agree with me that they rather go out with a guy who can joke rather than be with a scholar who talks birdshit. I mean, who dont want to enjoy the company of someone who can joke? IT makes the gals feel at ease. It makes them feel happy being with u because at the same time, u are destressing them. No stress when going out with u.

    Remember, you dont need to be handsome but at least know how to dress a bit better.

    Trust me, with a few commercial properties under your belt, a good sense of humour, a decent looking Japanese car and not too petty, you can land the girl of your dreams.

    The problem starts when you reached your pinnacle. Girls mean nothing much to u. You see chio bu on the street. Yes, u want to keep ogling even when u are driving.

    Sadly, the urge to up them isnt so strong and there anymore. IT has reached a point whereby GOT or DONT have doesnt make a difference. Cos when some things are too easily achieved, you dont feel so desperate getting it anymore.

    Fellow brudders, please discuss. Last time when i was here, I used to chat up online with a few bankers/lawyers, esp a few AVPs Indo-chinese friends from the banking fraternity. IF you guys are still around, please do PM me.

    Its time for us to sit back and relax while discussing girls.

    mm.. bro.. by commercial units, u mean those kinda units meant for offices and shops?? where can i get more rules and regulation on it?

    Bro,can shed more light more on how to make money from commercial office. i am very interested in investing,so that more money for bonking….typical samster,right.

    you buy the office space or warehouse space then you divide into smaller partition and rent out or rent out the whole unit.

    1 important thing u can make alot of $ but you dun know how to manage also no point.

    think TS is good in managing since he start it…

    any pointer to share in managing??

    The basics is the same: Look after yourself properly and the rest would fall in place automatically.

    Work on improving your life and your personality and before you realize, you are surrounded by girls who can’t get enough of you.

    No need school fees. Its my part of “returning to community”.

    Commercial units mean factories, shops, offices, etc. Anywhere that you can do business. Of course, please dont take those illegal roadside stall as an office unit.

    Rules and regulations, u should consult URA.

    Yes, if u have problems renting out WHOLE offices in dull markets, make it into small partititions and rent it out. With so many foreigners coming in on so many pathetic kind of passes, S-pass, entreprenuer pass, fucker pass etc, its easy to get FTs to rent a small office unit.

    Demand for commercial property has not gone down. Even if it goes down, I am not afraid. Whatever goes down will come up. The most important thing to note is your HOLDing power. Therefore, never buy a good car which drinks petrol much. Use extra spare cash to improve your holding and bargaining power.

    Study hard. Work hard. Dont buy car just to show off. In fact, save money for 10 years. With S$100k, which is VERY possible, start buying your first office. Use this first 10 years to monitor the market, not gals.
