Yup, this the worry thing. But from the no. of units sold, it looks promising. This building consists of 30 storeys n the only few left units r in 15, 16, 4, 5, 7. From the stat, This project is by Hemaraj Land n Development Public Company Limited. 13000mil THB project n paid up abt 6000mil with the support from Krungthai Bank . Anyway all these stat might be just a indication, whether the project will complete, god knows.

For a normal condo with 2 bed room, around 65-70 sqm, it could cost you around 3 - 5 mil depends on the property developer

There are many property development there, I believe the one that you saw is from “The Master Condo” or something like that, usually the BT1.5 mil units are sold off way before they put on the sign board. It is a marketing strategy.

I have a house in Rama 5 (for the weekend) by the property developer Land & House and a condo in Asoke for the weekday.

    1. A deposit of 250k.

    2. 20% Contract signing 3.1mil (payable after 7 days of deposit)

    3. 10% down payment 1.69mil (payable after signing the contract)

    4. 70% Transfer from oversea of the balance 11.8mil (payable upon the title deed transfer date).

So I need to go to Bangkok Bank in S’pore, get the loan approve n transfer this 70% loan to BKK.

Wow, from the figure above, Thai property is not very much cheaper than here? Maybe cos this 1 is free-hold? At exchange rate of 1:24, its >700k sgd.

Any Bro know, how much would a 100-120sqm apartment at an average location normally cost?

Depends on location, very diffcult to name the cost. In Sukumvit soi 30, it should cost abt 5-8 mil.

If you want to aim for Japanese expats, aim for the area around Suk 24-26 that side. There got a very huge expat market and the rent can get very high.

Prices of the condo not cheap too.

But rental should be easy as these Japanese normally on Company accounts and dickfood as well.

But then I have an idea for you to be a small landlord first. Go for a less than 1 million baht condo first/freehold and then see how much rental u can get from it. If you cannot get back the money u paid for this condo via rental in 12 years, don’t think of buying the condo. If 1 works, then you slowly buy a few more to get the hang of it.
